About The Development
Rockefeller Group has begun construction of Sycamore Hills Distribution Center on 34.63 net acres in Riverside, Calif. The project includes two buildings totaling 603,100 square feet: Building A, a 400,000 square foot building, and Building B, a 203,100 square foot building. The project is in California’s Inland Empire East industrial submarket. The company worked closely with JPMorgan Chase to secure $87 million in construction financing. The buildings, which will be completed in Q1 2025, are for sale or lease.
Sycamore Hills Distribution Center is located along Alessandro Boulevard and Barton Street just west of the I-215 Freeway’s Alessandro Boulevard on/off ramp. The project is strategically located near the Ontario International Airport with easy access to the Ports of Los Angeles/Long Beach and within eight hours drive to customers in Nevada, Utah, Arizona, and New Mexico. The two buildings include 36’ clear heights, 56’ x 60’ column spacing, 623 auto parking spaces and 155 trailer parking stalls.
As part of the development, Rockefeller Group will also develop and then donate a 1-acre trailhead north of the property which will provide hiking and mountain biking access to Sycamore Canyon Wilderness Park. Rockefeller Group worked closely with the city of Riverside on the project, which extends Barton Road to the new trailhead. The trailhead will include 52 parking stalls, a seating area, drinking fountain and bike repair stand and is being gifted by Rockefeller Group to the city.
Rockefeller Group represented itself on the purchase of the land. Bill Heim, Alex Heim, Michael Chavez, Mario Calvillo and Finn Comer of Lee & Associates will oversee leasing of the project. The buildings were designed by HPA Architects, engineered by Kimley-Horn and the general contractor is Fullmer Construction with project management by ECM Management.

"Although the industrial market slowed in 2023 and the first quarter of 2024, we believe that industrial buildings in these size ranges will be in demand by prospective tenants when the project is completed in early 2025. The buildings are also being developed on separate land parcels and available for lease or for sale."
